The downside of "pre-finished" hardwood flooring is that it must be laid on a perfectly true or level floor or it won't sit properly.  Edges are beveled which may wear down and can trap dirt and allow water to seep in.  In addition with store-bought flooring, you're never sure if you'll be able to get that same colour or even the same wood later.  And first-time sanding can cause a 30-year wood loss.  Recoating the pre-finished poses adhesion problems, therefore we require signing of a waiver for these issues.  As well the labour component of sanding prefinished is the additional cost to sand the bevels out; it's generally a 25 percent to 30 percent increase in sanding over a site-finished floor.
